FEATURES:

Extraordinary views-  You may have looked at the pictures on this site and you have noticed the views, you have to be there to really grasp it.  On a site visit you will also find that there are not just a certain view from a certain location, but the views are varied and throughout the development.  River Bend was carefully designed to maximize the views for all the homesites. 

In addition, with the walking trail along the lower part of the bluff, all the homeowners can enjoy this vast and majestic view.

Salmon Spring-  Many bluff homesites in the area have railroads or black water bogs at the base of the bluff.  At River Bend we have a fresh ground water fed salmon spring at the base of the bluff that runs year round.  The water is shallow (about eight inches maximum) which is safer.  Also with the clear shallow water you can clearly see the salmon even from the top of the bluff.  How cool would it be to have friends over for a barbeque and watch and listen to the salmon from your deck? 

Community Park-  The Park will be approximately eight acres and will be transferred over to the homeowners.  The area is a glacial kettle with a pond at the bottom.  Portions of the pond area were excavated out too enhance the waterfowl habitat.  The waterfowl responded positively to the improvements.  We blended the peat from the excavations with local loam for topsoil in the street corridor.

A trail has been constructed around the pond with four connections to the rest of the trail system.  The trails were constructed with small and hand equipment to minimize the impact.  Chips for the trails were ground up from trees removed for road construction.

The park provides a quiet retreat as well as a buffer to the back property lines on adjacent lots.   The park can be used for walking, cross-country skiing, jogging,   bird watching or just quiet times.  The homeowners may chose to construct additional improvements on the park site at a later time.  The well site is also in the park.

Adjacent Recreation Land-  Adjacent to River Bend are thousands of acres of recreation land in the Matanuska River Flood Plain.  This area is used by horseback riders, walkers, fourwheelers, walkers, snowmachiners and fishermen and women.  River Bend is design to accommodate access to this wonderful recreation area.  There are still access improvements to be constructed next summer.

Interconnecting Trails-  River Bend has approximately two miles of on site trail improvements.  About half are non-motorized only and half for multi-purpose, but not street use vehicles.   These trails blend access to the recreation area with pleasurable on site experiences to create a community with a unique spirit. 

The trails for access and in the park are discussed above.  The other major trail system component is the bluff trail.  The trail will go along almost the entire length of the bluff at about one third the way up.  The residents of River Bend will love this private trail!  This is almost a quarter mile of walking trail that will offer the panoramic and dynamic mountain views above and around you as well as the salmon spring below you.   This is an enhanced feature unique to to the site and for private enjoyment at River Bend.

Landscaped Street Corridor-  River Bend has a street corridor that has been landscaped prior to any homesites being sold.   A peat and loam blend approximately four inches deep was laid down and lawn seed mix was applied by the hydroseeding method.  This will help ensure that even during the home construction period the community will maintain a desirable appearance and that the integrity of the drainage and trails are maintained.

Water System-  River Bend has a water system to serve the entire community which will be operated by a qualified public utility.  Each homeowner will pay a small monthly fee for unlimited use.  In the lab test and subjective taste tests the water was high quality. 

During the four hour flow test the well was pumped at 425 gallons per minute  and easily sustained its flow.  Lots of high quality water is what we offer at River Bend.

If you visit River Bend you will note that the well house is constructed.  We have consciously attempted to avoid the ugly building in the middle of the development common most developments with water systems.  We have gone to the extra effort and expense to construct a well house that, as much as practical, resembles the housing in the development.  Examples are 6/12 pitched roof with broken roof line, rock face accents, lap siding all around, architectural shingles and closed so fits.  There should not be any ugly buildings in River Bend.

Street Lighting- At River Bend we tried to balance the security of street lighting with the annoyance that excess lighting can create.  Our lights are approximately 12 feet above grade, with diffusers, and placed strategically and sparingly.  The lights are primarily at intersections and trailheads.  The lights were also selected for its aesthetic appeal and level of intensity.
